Tax time is again putting Australian rental property owners under the microscope, with the ATO’s ongoing attention on investment property claims serving as a practical reminder for landlords to tighten their records before lodging.
For investors, the message is not simply about maximising deductions.
It is about being able to show how each claim connects to earning rental income, maintaining the property, or protecting the asset.

Landlord insurance is a key part of that conversation. Premiums for rental property cover are generally treated differently from personal home insurance because they relate to an income-producing asset. However, landlords still need to keep clear evidence of what was paid, which property the policy relates to, and whether the cover includes building, contents, liability, loss of rent or other components. Where a policy covers more than one asset or mixes private and rental use, apportionment may be needed.

The bigger trap is often not the insurance premium itself, but the events around a claim. If a tenant damages a property, a storm causes water ingress, or a rental becomes temporarily uninhabitable, landlords may deal with repairs, excess payments, insurer settlements and lost rent in the same financial year. Each item can have a different tax and cash-flow impact, particularly where an insurer reimburses part of the cost. Good documentation helps avoid double counting, missed claims or unsupported deductions.

There is also a practical insurance lesson. Tax records and insurance records should not sit in separate silos. A landlord reviewing invoices for tax purposes can use the same process to check whether building sums insured, landlord contents values and rent protection limits still reflect current costs. Rising repair costs, higher rents and longer trade delays can all affect how much cover is appropriate. Landlords who want to estimate sums insured should use current replacement values rather than relying on old purchase prices or outdated renovation budgets.

Before lodging, landlords may wish to review:

  • insurance premium invoices and policy schedules for each rental property;
  • repair invoices, photos and property manager reports that show the nature of damage;
  • records of insurance payouts, excesses and rent compensation;
  • evidence separating repairs from improvements or capital works;
  • lease records showing periods of vacancy, default or uninhabitable occupancy.

The current focus is a useful prompt to revisit cover quality as well as tax files. A policy that looks affordable may still leave gaps if loss of rent limits are narrow, tenant damage exclusions are broad, or liability cover is not aligned with the property’s risk profile. For landlords choosing a policy, tax deductibility should be only one factor. The more important question is whether the cover would respond when the rental income stream is disrupted.
